Check In
We are a small inn with minimal staff and we plan our days around check in and out times so please be courteous and call as soon as you have identified a delay. Normal check-in is from 3PM—7PM, those checking in later will be provided a combination and access the inn with a lock box. Late check-ins must be PRE-ARRANGED.

Additional Guests in Rooms
An extra person in rooms deemed large enough for three is an additional $40 fee. No reservations will be accepted for parties larger than three. All reservations require a nights deposit, balance due on arrival.

Children
Well behaved children over the age of 10 are accepted—rowdy children cannot be accommodated as the house is done in high Victorian style with lots to see and touch. Parents accept responsibility for damages caused by their children so please be aware of this policy. Children must be supervised at all times.

Cancellation Policies
The Innkeeper tries his best to be as flexible as possible but room nights that are cancelled cannot always be re-booked so keep that in mind as you make your reservation. We may be turning away guests all week and last minute reservations may not occur.
If rooms are not resold, you will be liable for all room nights.

Regular Reservations
Reservations must be cancelled within 7 days or they will be charged for one night.

Festival, Concert or Special Event Reservations
Festival, concert or special event rooms must be cancelled 14 days in advance. If cancelled within this 14 day timeframe Innkeeper will charge entire amount and credit back any room nights filled by new guests minus the one night deposit.

Holiday Reservations
Holiday reservations must be cancelled within 30 days. If cancelled and room is rebooked, guests will be credited full amount minus one night's deposit.

Smoking
The Fairlawn Inn is completely non-smoking both in common area rooms and guest rooms. Ashtrays are provided on porches for customer use OUTSIDE. A cleaning fee of $250 will be assessed for smoking, cooking or unauthorized pets in room.

Pet Policy
Two rooms (The Raspberry Bramble and Willow Room) are pet friendly. The dogs must be smaller than 40 lbs., crated in the guests absence and customers responsible for any damages caused by dog. There is a $25.00 charge per night for dogs accepted. If your pet becomes disruptive and barks excessively, it will have to be removed and no refunds can be expected.

Prices include Bed & Breakfast for two people, but do not include taxes and gratuities.
